GENERAL - The house plans at this site are available to you for purchase. Construction can be by me locally or with your builder anywhere. What I supply to you are the plans that I use for constructing a home and many of them have been built, as you can see by the photos.
A couple of things to keep in mind, local building departments may require different items to be submitted in order to obtain a construction permit. You or your builder must be prepared to supply those items, if they are not included with my builders plan package, to satisfy the local requirements for a permit to build. You and your builder will also need to develop a finish specification list including all interior and exterior finishes and a color scheme. Don't let this worry you too much as builders are very familiar with this and deal with it regularly.
CUSTOM DESIGNS - Keep in mind these homes have been designed with a particular site in mind be that, flat, fall away, or fall forward. Some of the plans may be suitable for modification to other site conditions, others may not . You must consider this prior to purchasing to be assured that the plan will work on your site. Another consideration is whether the overall dimensions will work on your site, making sure to allow for required set backs and side yard offsets, as well as the driveway access and turn around.
PLANS - What you are purchasing consists of a "Builder" set of working drawings. This means there is minimal detailing and no specifications. You must be able to work with your builder to include the finish lists that you want included and you must trust your builder to construct the building to a quality typical in your area and that suits you, also in a manner that meets all codes that apply.
This doesn't add as much work as it may sound as you would want to personalize the finishes on your home anyway and the reason that you chose this builder over another, most likely, is that you liked the work that you saw him produce.
MATERIAL LIST - In some cases a material list is available at additional charge. This includes all of your framing , finish, windows ,doors, and decking material required to construct this building. If you choose to purchase this list you must understand that all carpenters are not alike, material use does vary and all I can promise is that this is what it took to build the house with my crews.
WHAT YOU GET - You will receive 6 sets of blueprints, each consisting of dimensioned floor plans, all elevations, a foundation or basement plan, and at least one typical section. In some cases there are framing details, sections and a site plan. In your case you will need to develop your own site plan and the one that comes with these plans is a good guide to follow.
To complete the package required for a building permit you also may need a truss detail if there are vaulted spaces. These can be supplied by your lumber dealer. You must work with your local building department if they require any further items for the construction permit such as health department permits or highway access permits, your builder should be aware of and be able to obtain and supply this information to them.
COPYRIGHT - These are copyrighted plans and you are purchasing the right to build this home one time only. Any additional use or sharing of these plans is illegal and can carry up to a $100,000.00 dollar fine. Big brother is watching.
WARRANTY - It is the responsibility of the owner and their builder to review all of the documents and verify accuracy of any specific item or material prior to placing an order or executing a contract.
The total limited warranty consists of a refund of the purchase price less 10% handling fee if the plans are returned at the buyers expense in an unused condition and within 30 days of the date of delivery. No other warranty expressed or implied applies.
